From the 1st October 2015 regulations require smoke alarms to be installed in rented residential
accommodation and carbon monoxide alarms in rooms with a solid fuel appliance.

Portable Appliance Testing (PAT)
Landlords have an obligation and legal duty to provide safe appliances for their tenants.
As a cost effective way of meeting your requirements we recommend that PAT Testing is carried
out before the start of a new tenancy to ensure that both old and new appliances are in safe
We also recommend that microwave leakage and performance tests are carried out and include
these free of charge for landlords when carrying out PAT Testing.
Electrical Installation Condition Report (EICR)
Landlords must provide a safe electrical systems for their tenants.
Our EICR is a cost effective way to ensure that you are meeting your legal obligation for electrical
safety. The EICR should be carried out at the change of (or before the start of) a new tenancy and
at 5 yearly intervals for a houses of multiple occupation, and it is recommended that rented
houses also follow this frequency of inspection.
Fire Detection and Alarm Systems
Your fire alarm system is a life-critical system. Under the Regulatory Reform (Fire Safety) Order
landlords have a legal obligation to ensure that the fire alarm system is maintained and serviced
by suitably qualified and competent persons.
We can verify, maintain and service your existing system or design and install a new system to
suit your buildings needs.
