Landlords must provide a safe electrical system and if applicable, appliances for their tenants.
Our Electrical Installation Condition Reports (EICR) and Portable Appliance Testing (PAT) are cost effective ways to ensure that you are meeting your legal obligation for electrical safety.
The EICR should be carried out at the change of (or before the start of) a new tenancy and at 5 yearly intervals for a houses of multiple occupation, and it is recommended that rented houses also follow this frequency of inspection.
The EICR will highlight:
Any circuits and equipment that are overloaded
Potential electric shock and fire hazard
Defective electrical work
Highlight any earthing or bonding issues
The EICR will also provide a schedule of circuits, which may not have been available or changed since the original installation was carried out.
Whilst their is no legal requirement for landlords to carry out PAT testing, there is an obligation to provide safe appliances. Appliances should be at least CE marked, and visual inspections routinely carried out to check for damage or misuse.
As a cost effective way of meeting your requirements we recommend that PAT Testing is carried out before the start of a new tenancy to ensure that both old and new appliances are in safe working order.
We also recommend that microwave leakage and performance tests are carried out and include these free of charge for landlords when carrying out PAT Testing.
Smoke & Carbon Monoxide Detectors
From the 1st October 2015 regulations require smoke alarms to be installed in rented residential accommodation and carbon monoxide alarms in rooms with a solid fuel appliance.
